The Challenge

Istanbul's Airbnb ecosystem is massive — and for property owners and investors, finding the right balance between location and price is the central problem. Which districts are already saturated? Which offer the best price-to-performance ratio? What actually drives guest satisfaction? Without a clear data model, these decisions were largely guesswork.

Data Quality & Methodology

I refined a dataset of thousands of listings across Istanbul, removing entries with missing coordinates, extreme price outliers, and inactive listings. Districts were then cross-analyzed by supply density, room types, guest capacity, and satisfaction scores to build a reliable segmentation model.
